Florida 4-point inspections, insurance and old electrical panels
A Florida four-point inspection reviews the roof, electrical, plumbing and HVAC systems. It is commonly required for older homes when applying for coverage.
What Citizens says publicly
Citizens Property Insurance Corporation states that it requires a four-point inspection for homeowner, dwelling and mobile home applications on properties more than 20 years old. A Florida-licensed inspector checks the electrical system, plumbing, HVAC and roof. Citizens says any serious hazards or deficiencies (such as exposed wiring, active leaks or evidence of leaks) should be repaired before an application for coverage is submitted (Citizens).
Citizens' public inspections page does not publish a simple "all FPE panels are banned" rule in the same way private carriers sometimes underwrite. The panel brand and condition are recorded for underwriting. Do not assume every carrier treats every brand identically – ask your agent.
Private carriers
Private Florida homeowners carriers set their own eligibility lists. Agency reporting has found Federal Pacific / Stab-Lok, Zinsco / Sylvania, Challenger and often Pushmatic frequently treated as ineligible until replaced (WeShop Insurance). Treat that as directional evidence of market practice, not a statute.
Typical paperwork after replacement
- Building permit for the electrical work
- Final inspection sign-off from the local building department
- Updated 4-point or electrician letter naming the new panel
- Photos of the new panel label if your agent requests them
